Set in Balewadi's evolving commercial hub, Linearis presents a clean, contemporary expression for the modern workplace with a strong emphasis on visual permeability between interior and context.
Façade Strategy
The building envelope maximises natural daylight and outward views through large glazed surfaces, creating bright, comfortable workspaces with a strong connection to the outdoors. To maintain thermal comfort, the façade incorporates high-performance Double Glazed Unit (DGU) glass. This helps reduce solar heat gain and improves energy efficiency. The result is a comfortable and well-lit workplace that contributes to the building’s long-term environmental performance.
Urban Context
The project features a generous road frontage with an internal driveway and dedicated drop-off, creating convenient vehicular access and a welcoming arrival. The primary retail unit has an independent entrance with an internally connected mezzanine, while the upper commercial floors have a separate access point for clear and independent circulation. An open frontage and transparent façade strengthen the visual connection with the street, creating an active commercial edge.
